As an Owner’s Representative (REP), JTC provides all of the services typically listed in a Clerk-of-the-Works position, as well as supplemental items that we believe should be part of the Clerk’s role:
Construction Oversight
John Turner Consulting, Inc. (JTC) believes that the Owner’s Representative (REP) is responsible for the oversight of the entire project, or portion of a project, as defined by the Client., including:
- Drawing and Specification Review
- Contractor Schedule review
- Evaluation of payment submittals
- Document all project activities – written and photographic
Liaison
JTC believes that the REP, although primarily communicating with the chosen contractor on a day-to-day basis, is also responsible for acting as the Client/Owner’s representative in many additional aspects, including
- As Coordinator between Architect and Contractor
- Facilitating project meetings
- Meeting with visitors
Quality Assurance Representative
JTC’s REP would monitor all aspects of project quality, from the craftsmanship and attention to design specifications and industry standards, to the materials utilized.
Because JTC is an independent inspection agency, whose primary responsibility is to make sure that quality products and procedures are used throughout the construction process, the REP could
- Monitor the project construction process, and materials used, for compliance with project drawings and specifications as well as industry standards.
- Coordinate all testing services between the Contractor and the Testing Agency.
- Be responsible for the Project Closeout/Punch List
